Plan Ahead with Regular Maintenance

09-13-17 / / By JJ Johnson

Everyone knows that clean air is essential to a healthy lifestyle. Without it, humans wouldn’t have much of a chance of survival. Unfortunately, a potential source of air contamination is lurking in the shadows of your home or commercial space. Studies have shown that heating, ventilation, and air conditioning (HVAC) systems can act as a collection source for a myriad of nasty contaminants which have the potential to adversely affect your health. Everything from small particles of dust to mold, fungi and bacteria can thrive in neglected air ducts. The inspection and possible cleaning of HVAC duct systems should be an annual priority if air quality is to be maintained. Have you been neglecting your ducts all summer? If so, take it from the commercial heating services professionals of Minnesota at Quality Refrigeration and watch out for these big warnings.

Signs of Duct Contamination

  • A visual inspection of your home or commercial space’s air ducts will go a long way in helping determine if you have a contamination problem. If an inspection shows any dust or debris, the system should not be considered clean. This in turn should raise a red flag that the potential for contamination exists.
  • While it’s possible to inspect air ducts yourself, an experienced HVAC professional will generally have better access to difficult-to-reach system components and can make sure a thorough investigation is carried out.
  • Another reliable indicator of air quality can be found by examining the general well-being of those working under the roof. If anybody is suffering from allergies, asthma, or other respiratory ailments, there is a chance poor air quality as a result of contamination may be causing or aggravating the issue. Additional health symptoms can include frequent headaches, fatigue, nasal congestion, and irritated eyes.

Avoid the Fix, Plan Ahead with Regular Maintenance

Regular maintenance of the building’s HVAC supports your bottom line. A malfunctioning HVAC unit can release dangerous gases into the workspace or create air quality problems such as excessive dust and mold, leading to lawsuits from building occupants and employees. Fortunately, keeping your HVAC in good running condition is not difficult with a reliable HVAC provider.

An Easy Process You Perform Once a Month

Set one day of the month to get maintenance for your Minnesota commercial heating services and stick to it. Your first maintenance task will be to choose high quality air filters to minimize the risk of air quality problems related to mold and dust. Have your HVAC specialist replace the filter in your system and you can go in and check it monthly.

As long as it remains in reasonably clean condition and air passes through easily, you can use the same filter for up to six months. Keep a log and record the condition of the filter. Consider keeping a photographic record to help refresh your memory when comparing the filter’s condition from month to month.

Once the filter is changed, your specialist can look at the evaporator coils to check for excess accumulation of dust or growth of mold from the moisture that rests there. If necessary, they may wipe down the coils. You can personally peak at the coils and see how they look on a regular basis as well (ask for pointers from your HVAC specialist when you have them out to assess your system and see what you should be looking for). Again, log the activity so you can look back to check on when you last had the coils cleaned.

Call for an Annual Inspection

Remember to call in a Minnesota commercial heating services professional for a thorough annual inspection. He’ll inspect the system to be sure it’s functioning properly without air leaks. Have the dampers cleaned at this time, as well. When dirt accumulations on these moving parts, they do not function properly, harming efficiency and air quality. The technician will also look at the fan, bearings, and belts. This is sometimes recommended biannually for larger systems. Ask your technician what he recommends for your particular system.
